Property Readiness:

  • The Client is expected to have the property "camera ready" prior to the beginning of the arrival window. This includes all cleaning and furniture staging.

  • We ask that you have your clients review our Getting Ready checklist

  • If the Wow Photographer arrives at the appointment and the home is not ready, the property will be shot "As Is".

  • We value your feedback and input for choosing the best angles to photograph the property. If you would like to give input, please meet the photographer at the beginning of the appointment or add notes in the "comments" section of the order.

  • Absent your input, the Wow photographer will use his/her best judgment and experience to decide which angles will best highlight the property.

Preparing Your Home for Photography: Tips for a Picture-Perfect Presentation

Declutter: Remove any unnecessary items, personal belongings, and excessive decorations from the areas to be photographed.

Clean and Organize: Ensure all spaces are clean and well-maintained. Dust and vacuum where needed.

Lighting: Maximize natural light by opening curtains and blinds. Replace any burned-out light bulbs.

Staging: Arrange furniture and decor to highlight the space's best features. You may want to consider hiring a professional stager if necessary.

Personal Belongings: Temporarily remove family photos, personal keepsakes, and sensitive documents from view.

Pets: Plan for pets to be out of the house during the shoot, or keep them confined to a specific area.

Exterior: Trim bushes, mow the lawn, and tidy up outdoor areas. If possible, remove vehicles from the driveway.

Kitchen: Clear countertops of unnecessary items, and put away dish towels, sponges, and small appliances.

Bathrooms: Remove personal items like toothbrushes and toiletries. Ensure towels are clean and neatly arranged.

Bedrooms: Make the beds neatly and clear nightstands or dressers of any clutter.

Repairs: Take care of any minor repairs or maintenance tasks (e.g., fixing leaky faucets, tightening loose cabinet handles).

Lifestyle Shots: If you want lifestyle shots, prepare by setting the dining table or creating a cozy ambiance in living areas.

Privacy: Discuss with the photographer any areas that should not be included in the shoot.

Timing: Coordinate with the photographer to choose the best day and time for the shoot, considering lighting conditions.

Accessibility: Ensure all areas to be photographed are accessible and free from obstructions.

Contingency Plans: Have a backup plan for bad weather if exterior shots are scheduled.

Order Details & Accuracy:

  • The Client is expected to have accurately entered or communicated all pertinent information at the time the order is placed. We reserve the right to update incorrect information and adjust the pricing of the order to accurately reflect the order (ex. The client enters that the property is 1,200 square feet but it is actually 2,400 square feet).

  • Our pricing reflects the cost for a single dwelling in a residential household. For commercial or multi-unit properties, please contact our office or your Business Development Specialist for a personalized quote.

Booking Deposit:
For all bookings over $1,000, a 50% deposit is required upfront. This deposit is fully refundable unless the Client cancels after northeastern real estate photography has begun the scheduled work (e.g., taking photos, booking travel, recording videos, or creating related content).

Cancellation Policy and Late Fees:
Services canceled or rescheduled with less than 12 hours' notice will incur a $25.00 cancellation fee.

Invoices are due upon receipt. Any invoice overdue by 7 business days will incur a $25.00 late fee per invoice.

Payments:
Invoices must be paid upon receipt. Final content (e.g., mp4 files, publish-ready photos) will only be delivered once full payment is received.

If a Client has an unpaid balance for more than seven days, new appointments cannot be scheduled until the outstanding amount is settled.

If the Client cancels after an advance payment and significant pre-production work has been done, Northeastern Real Estate Photography will retain 50% of the advance or 100% if the cancellation occurs seven days or less before the scheduled project (northeastern real estate photography is reasonable and may show flexibility in unforeseen circumstances).

Data Storage:
Once the final product is delivered and approved, Northeastern real estate photography will not retain residential content or data for more than ten days and commercial content for more than 90 days.

Waiver:
Any provision of this Agreement can only be waived in writing. A single or partial exercise of rights or remedies by either party does not prevent further exercise of other rights or remedies.
